How Long Does LVT Flooring Last Lifespan and Durability Guide

LVT flooring is known for durability. But how long it actually lasts depends on the quality of the product, the traffic level, and how well it is maintained. Here is what you can expect.

Expected Lifespan by Wear Layer

6mil to 8mil wear layer: 3 to 5 years in residential use. This is entry level LVT. Suitable for low traffic areas like guest bedrooms. Not recommended for full time living areas. 12mil wear layer: 8 to 12 years in normal residential use. This is the minimum recommended for living rooms, hallways, and family rooms.

20mil wear layer: 12 to 18 years in residential use. 5 to 10 years in light commercial use. This is the standard for quality residential LVT. 28mil wear layer: 15 to 20 years in residential use. 10 to 15 years in commercial use. This is recommended for high traffic commercial spaces.

Lifespan by Installation Type

Click lock LVT can last 10 to 20 years. The locking system is the weak point. If the locking system fails, the planks separate and need replacement. Glue down LVT can last 15 to 25 years. The adhesive holds the planks in place and prevents movement. Glue down LVT has no locking system to fail. It is more durable than click lock for commercial use.

Factors That Reduce Lifespan

Heavy furniture without protection creates permanent dents. Pet scratches wear through the wear layer faster. Sunlight exposure causes fading over time. Improper cleaning damages the surface. Subfloor movement causes the locking system to fail.

How to Extend Lifespan

Use furniture pads under all furniture legs. Trim pet nails regularly. Use mats at entrances to trap grit. Clean with recommended products. Do not use steam mops. Maintain stable room temperature and humidity. Repair damaged planks promptly before the damage spreads.

Signs It Is Time to Replace

Wear layer is worn through in high traffic areas. The decorative layer is visible and wearing away. The locking system is failing in multiple areas. Surface is permanently stained or discolored. The floor looks worn and cannot be restored.

How LVT Compares to SPC

LVT has a similar lifespan to SPC for residential use. SPC is more dent resistant and dimensionally stable. This gives SPC an advantage in commercial spaces with heavy loads. LVT has a longer lifespan than laminate, which typically lasts 10 to 15 years. LVT has a shorter lifespan than tile or hardwood which can last 30 to 50 years.
