Understanding Wear Layer for Commercial LVT

The wear layer is the clear protective coating on top of the LVT print layer. It determines how long the floor lasts before showing signs of wear. For commercial use, the wear layer must be thicker than residential.

Residential LVT typically has a 12 to 20 mil wear layer. Commercial LVT should have a 20 mil wear layer as the minimum. For high traffic areas, 20 mil wear layer is the standard. Some premium products offer up to 28 mil for demanding commercial applications.

Wear layer thickness is measured in mil. 1 mil equals 0.001 inches. A 20 mil wear layer is approximately 0.5 mm thick. This is the standard for most commercial LVT applications.

Grade Classification for Commercial Use

LVT flooring is classified by commercial grade rating. The ASTM F1700 standard classifies LVT by class. Class III is standard commercial. Class IV is heavy commercial. Higher classes indicate thicker wear layers and better performance.

For commercial offices:

- Low traffic areas like private offices: 20 mil wear layer

- Medium traffic areas like open plan workstations: 20 mil wear layer

- High traffic areas like corridors and reception: 20 to 28 mil wear layer

Where LVT Works Best in Offices

LVT flooring is suitable for most office areas:

- Reception areas

LVT should not be used in areas with frequent standing water. While LVT is waterproof, water can seep through seams and damage the subfloor. For wet areas like commercial kitchens, choose sheet vinyl or tile instead.

Key Considerations for Office LVT

Acoustics: LVT is quieter than tile but noisier than carpet. For open plan offices, consider adding acoustic underlayment to reduce sound reflection.

Rolling loads: LVT can dent under heavy furniture. For rolling chairs, use chair mats or choose a thicker product with higher indentation resistance.

Maintenance: LVT is easy to clean. Daily sweeping and damp mopping keeps it looking good. Commercial offices typically schedule professional cleaning every 6 to 12 months.

Warranty: Commercial LVT comes with a different warranty than residential. Check the commercial warranty terms carefully. Some manufacturers prorate the warranty after the first few years.
